so i got this little building behind the house and i wanna attach it to the house and make another bedroom and laundry room. the floor was always a little spongy and weak, so i got the crowbar out and started rippin. and heres what i found :evil:

there are suppoused to be 2 floor joists there.

well there is 1/2 a joist anyway :roll:

the floor is shot. and even worst the sill plate on that side is rotten too.
whats weird tho is that the walls are fine. looks like brand new wood. so im hopeing i can somehow support the wall and replace the sill plate.

just thought id share :evil:

what caused that damage?......is there a leak in the roof or wall? or is that termite damage?

get a can of "termin8" is's copper ammoniate......spray the entire area with that stuff and then sandwich new joists next to the rotten areas and block the plywood edges that you cut.... just screw a block to the ply aand nail it on the ends to the new joists.

be sure that you pull all the rot out and do not leave any organic material under the building.

if the rim joist is bad don't bother pulling it out unless it's completley rotten just coat the crap out of it with termin8.

by the way.....do not get any of the copper ammoniate on yourself, it dosn't wash off and will stick with you for at least 3 days and will stay in your nose even longer. i used the stuff back in january on a job and i can still smell it occasionaly. use gloves and a mask....is you have to apply it under the building get one of those $10 tyvec overalls.

thanks man.

ive heard it called a rim joist too. the floor joist are all shot. so im gonna have to put all new in (treated ofcourse) the one thing i dont know about is the plywood on the floor. it goes all the way to the outside edge of the stud wall. should i just leave it there and lay 2 layers of plywood (or OSB) down?

i think its just rot...the drainage is terrible back there and the block foundation has just soaked up water. so im also gonna trench around the house and put in some gravel and prefforated pipe..i didnt find any termites but i did find a bunch of what i think are carpetner ants...they got pretty pissed when i sprayed thier asses w/ some ant/roach killer :lol:
